Job Description:
The Facilities Director shall be under the direction of the Grace Executive Director of Ministry Support to plan, coordinate, and supervise the operation of the Grace Facility, including custodial and grounds, HVAC system, maintenance of vehicles, safety, security, and coordination of facilities usage. The Facilities Director will serve in a client service role to Head of Grace School and other leaders of Grace Church and School ministries.

General Responsibilities

Management Duties
• Lead, develop and sustain a team-working culture within staff that promotes the ethos of customer service.
• Perform, coordinate, and supervise duties of maintenance and food service staffs including the review and evaluation of work for completion and quality; make recommendations for improvements and modifications.
• Participate in the selection/hiring decision of subordinate staff; evaluate and recommend disciplinary action as appropriate; train and assign subordinate staff; and provide recommendations concerning performance and/or promotion.
• Prepare various personnel actions, including time sheets, and accurate, timely, and instructive evaluations for staff; implement corrective actions when necessary.
• Provide information and respond to questions from Grace Leadership, staff, community, and the public; perform investigations and seek resolution of complaints and concerns.

Vendor Management Duties
• Perform, coordinate, and supervise duties of custodial and security vendors including the review and evaluation of work for completion and quality; make recommendations for improvements and modifications.
• Act as liaison to security, burglar, fire alarm service, pest control service, custodial and other providers.
• Prepare work orders and/or coordinate and supervise the work of staff and outside contractors and vendors for crafts, such as carpentry, plumbing, heating, ventilating, electrical, air conditioning, auto mechanic, and inspect for completion of assignment.
Budgetary Controls
• Develop budgets for buildings, grounds, food service, maintenance, custodial services, safety, supplies, and vehicle fleet supplies and equipment.
• Perform or supervise billing for facility rental and food service charges
Facility Management
• Manage the facility scheduling system and HVAC Energy Management System.
• Develop and maintain comprehensive facilities maintenance plan.
• Manage campus opening and closure schedule.
• Responsible for ordering supplies and equipment. This includes storage inventory and distribution of supplies and equipment.
• Coordinate the usage of facilities by Grace Personnel and groups as well as organizations within the community; set-ups, teardowns, and clean-up, staff scheduling, and the assignment of overtime.
• Maintain a building keying system and master keying record of all keys issued to and retrieved from employees.
• Participate in development and maintenance of emergency response plan.
• Maintain instructions, maintenance contracts, warranties and servicing information for church owned equipment.
• Ensure operation, upkeep, and record retention of Grace Vehicles.
• Maintain currency of facility operating permits.
• Provide oversight and coordination of remodel and other construction projects in coordination with Grace Leadership.
• Perform other duties as assigned.

Minimum Qualifications
• Bachelor’s degree in a related field.
• Three years of progressively responsible experience in supervision of maintenance and operations and/or facilities.
• Possession of a valid Texas Driver’s License. CDL license preferred.
• Demonstrated client service orientation.

Knowledge of
• Methods, practices, equipment, and supplies used in facility maintenance, building, and safety regulations.
• Budget preparation and control.
• Principles of project management and supervision.
• Procuring goods and services at the best value.

Ability to
• Establish and maintain cooperative and effective working relationships with others.
• Analyze problems and offer alternative solutions.
• Operate a computer and assigned software and office equipment.
• Communicate effectively both orally and in writing.
• Interpret, apply and explain rules, regulations, policies, and procedures.
• Manage multiple projects and work assignments meeting timelines with minimal supervision.
• Direct the maintenance of a variety of reports and files related to assigned activities.
• Interpret plans and specifications.

Physical Requirements
• Capable of lifting up to 50 pounds on a regular basis, ability to work on ladders, twist, turn and reach in a completing a variety of job duties.
